Step 1

Identify Your Goals

Picture your ideal home, then make a list of everything you envision (number of beds/baths, style, location). Next, break down that list into high-priority items you can’t live without and lower-priority nice-to-haves.

Step 2

Financing

Understand your budget by meeting with a mortgage professional who reviews your income, assets, and credit history to pre-approve you for a loan. Getting pre-approval allows you to narrow your home search and makes your offer stronger when it comes time to buy. If you don’t currently have a lender, I can recommend one.

Step 3

Analyze, then Tour Homes

Once I understand your goals, I’ll set up a focused search. I am proficient at sorting through available properties, finding only homes that meet your needs. My MLS tools provide advanced search functions more detailed and specific than public websites. I save you time by previewing potential properties, and only sending those that specifically meet your needs.

Then the fun part: we tour the homes.

The current market is intensely competitive. I increase your odds of success by drawing upon my 25+ years of experience, my current market insight, and key industry relationships.

I help you understand current market values, interpret recent comparable sales, and determine a favorable purchase price. I have a keen eye for value, honed from years of touring houses and attending inspections.

I take my responsibility of helping you through the buying journey very seriously. I realize this is one of the largest financial purchases you’ll ever make, and you can count on me to be your guide, counselor, and fiercest advocate every step of the way.

Negotiation Expertise

When negotiating the best price and terms for your purchase, I am an expert. I work with you to explain the needs and conditions of a given seller and property and work with the seller’s agent to help them understand the favorable nature of your offer. I have experience in both a seller’s and a buyer’s market, and I know how to create an attractive, attention-worthy offer. My success rate on offers submitted is exceptionally high.

Step 5

Close the Sale

When we reach mutual acceptance on the purchase and sales contract, we begin the last step: the contract to close phase. This is where we manage the process of executing the contract, ensuring all contingencies are satisfied and the home is in perfect condition when you take possession.

Depending on the offer, we may have an inspection. I have cultivated a network of industry experts, from home inspectors to engineers, to help you understand your purchase. I guide you through the inspection contingency process and negotiate on your behalf.

I follow your purchase through closing, tracking contingencies, communicating with the escrow company and mortgage brokers, and advising you through the preparations for closing and moving.
