TurnKey Realty Services was formed by Jim Badgley and Bill Badgley, one of Windermere’s most professional and competent real estate teams, holding a combined experience level of over 22 years. The sole purpose of providing these unique, quality home preparation services to our clients is simply to better serve them – they often don’t have the time, energy or ability to accomplish and orchestrate the necessary projects on their own.

A Sample of Services:
Pre-Inspection
By doing a pre-inspection of your home, we eliminate all of the surprises that come with the buyer’s inspection once there is a Purchase and Sale Agreement for your home. This pre-inspection is crucial and will address any issues (structural or otherwise) that need to be taken care of before listing.
Pressure Washing
Sidewalks, driveways, certain exterior parts of the house, and occasionally the roof will need cleaning. This method of cleaning is a very cost effective way to improve the visual appeal of any home, especially for areas that have accumulated too much dirt, moss, or other non-permanent discoloration.
Carpet Cleaning
Clean, bright carpets are much more appealing! It also deodorizes away years of common smells and provides a fresh scent.
Interior Design Consultation
If the decision is made to repaint and install new carpet, we utilized a professional designer to pick out the best colors to complement the property.
Interior Painting
Not all homes need to be painted before showing to the public, but most do. A new coat to dingy walls really puts the polish on how well your home presents.
Carpet Replacement
Old carpets need to go – especially if you want to sell quickly and for the best price! This preparation also provides the opportunity to color coordinate with the painting.
General Cleaning and Sanitizing
Whether it’s smudged windows or soap scum-covered shower doors, we have never met a buyer who wanted to buy a dirty house! It is truly amazing the difference it makes when showing a house that just sparkles compared to one that doesn't’t. We won’t put your home on the market unless it shines.
Appliance Cleaning
Once again, buyers generally insist that the refrigerator, stove top and oven look almost new. What a difference this service makes to those appliances!
Yard Cleaning & General Landscape Repairs
A buyer’s decision to purchase is often made within the first few minutes of seeing a property. Front yard and street appeal of your home is extremely important to selling your property. We will beautify the exterior and yard of any home.
General Handyman Repairs
Usually, faulty equipment and broken home features cause a no-purchase decision by the buyer. Do the faucets all work? Do the cabinet doors fit and close properly? Is there a broken board or two in the fence? Does that sliding glass door open properly? We will handle these seemingly insignificant repairs that are actually critical to fix ahead of listing.
Electrical Problems
A pre-inspection will sometimes discover minor problems with electrical wiring, or defective circuit breakers, and these must be addressed before listing. We work with experienced, licensed electrical contractors who are very competent and ready to perform these specialized tasks to meet your needs.
Estate Sale
Selling treasured belongings is one of the most difficult aspects of moving or downsizing, both emotionally and physically. Don't worry though, we will coordinate this for you as well. We partner with Estate Sales professionals, antique appraisers, consignment dealers, and other professionals that can assist with nearly anything. We are experienced in handling small estates as well as larger estates that require coordination with attorneys, family, etc.
Craig’s List or Bust
Believe it or not, we have helped numerous Sellers get rid of unnecessary stuff and turn a profit for them. By photographing items for sale and posting them on Craig’s List, the home is less cluttered and presents well. If the items don’t sell, we have a pickup that knows its way to the transfer station and will haul the leftovers for you.
Professional Staging
Staging a home is when we (a) provide furniture and accessories for a vacant home to give it that “perfect, lived in look” or (b) bring in a consultant to help with placement and use of your existing furniture to create the appeal necessary for buyers as they shop your competition. Staging is not always a need, but we do find it very valuable. Another alternative that has just started to come into use is "virtual staging". This is where artists add furnishings to digital pictures so your property will have the staged look in the marketing photos.
